Late check-out must be approved before 11 am. Unauthorized late check-outs will be charged at the full nightly rate.
Complaints

Damages
If something is broken or damaged, please notify us. For repairs or replacements over 12 dollars, a resolution will be filed and charges may apply.
Noise
This is a residential neighborhood.
Music outside is permitted during the day at a maximum volume of 30, controlled by the TV remote.
Quiet hours are 9 pm to 9 am.
No loud talking, laughing, or music outdoors during quiet hours. All noise must remain indoors with doors closed.
Violation that leads to neighbor complaints may result in a 500 dollar fine. If police are called, a 3000 dollar fine will apply.
No Drugs
Use of drugs or cannabis on the property, indoors or outdoors, results in a 2500 dollar fine and may involve police notification.
Air Conditioning
The AC must remain on Auto between 70 and 78 degrees to prevent mold. Failure to follow this rule may result in a fine.
Cleanliness
This is a home, not a hotel. Daily cleaning is not provided.

Pool heating is 50 dollars per day and will apply through checkout once started. Heating takes 2 to 10 hours to reach full temperature.

A mop, broom, dustpan, and multi-surface cleaner are provided. Laundry detergent pods are available in the laundry room.

We are not responsible for lost or damaged personal items.

Occupancy
Maximum occupancy is sixteen guests, indoors and outdoors combined. All guests must be listed at the time of booking. Undeclared guests or exceeding occupancy will result in a 150 dollar per day charge and possible termination of the reservation.
Unintended Use
Smoking indoors, damaging the property, hosting parties, or bringing extra undeclared guests will result in a 500 dollar fine.
Purpose of Stay
Guests agree this is a short-term stay for travel, vacation, or insurance purposes. The home may not be used as a primary residence, for mail, or for personal identification. No furniture may be moved in.
Access
We will notify you before any scheduled visit or maintenance. No one will enter without approval unless there is an emergency.
BBQ
We do not supply a full propane tank. If a tank is empty, you may refill it at a nearby store.
Landscaping and Pool Service
Pool and yard service visit twice weekly, typically Monday and Friday. They do not enter the home.
