This modern new build home has ample space with 6 bedrooms, 4.5 bathrooms, a fully equipped kitchen, and is in the perfect location to get around our beautiful city! The fenced-in yard allows for a great space to gather outside, relax in the hammocks, and enjoy the Texas weather while also offering privacy. The unique layout of the home provides great privacy for each guest, lots of bathrooms so minimal sharing(!), and the different stories of the home create a sound barrier between each floor. Less than 10 minutes to Mueller Town Center, 15 minutes to downtown, 18 minutes from the airport, and approximately 16 minutes to The Domain, this is the perfect place for your Austin getaway!! This house is in the up-and-coming area of East Austin, which makes for a great mix of old and new architecture, funky artwork murals, great local eateries, and amazing nightlife.

When staying with A Stay Above The Rest, we make your getaway worry-free! We supply great quality shampoo, conditioner, bodywash as well as a starter set of essentials such as toilet paper, paper towels, k-cups, laundry pods, and more. We also provide plush white towels, all-white linens, throw blankets, and a beautifully decorated space to make you feel at home during your stay!
On the main floor, you'll find a fully-equipped kitchen with things like a Keurig, drip coffee maker, crockpot, KitchenAid mixer, Ninja blender, and more! Plenty of baking dishes, cookie sheets, utensils, and other cooking gadgets are provided so you will have everything you need if you choose to cook! The main floor also offers a great-sized master bedroom with a desk area, Smart TV, and an ensuite bathroom- hello beautiful walk-in shower and double vanity!! There is also a half bath near the front door, great dining and family areas to gather, and a sliding glass door that opens to the backyard.
The second floor opens up to a desk area with two chairs. This floor features another bedroom that acts as a second master bedroom with another ensuite bathroom, a queen bed, and a smart TV. There is also a large laundry room with a front-load washer and dryer- we even supply a few laundry pods if you'd like to do some of your laundry here before heading home! Down the hall is another bathroom with a bath and shower area separate from the vanity so it can be used by multiple people at the same time! Two bedrooms are also on this floor, both featuring queen-sized beds and smart TVs.
The third floor has a great amount of privacy and is perfect for those traveling with kids or wanting to work remotely and needing a quiet space! There is a fun and quirky designed full bathroom that fits perfectly with the roof angles and two other very large bedrooms, each with its own desk spaces and queen-sized beds. There is also a queen-sized fold-up mattress (folds in half on a cot) that can sleep 2 more in one of the upstairs bedrooms. In addition to this, there is also a queen-sized blow-up mattress you may set up wherever you'd like!

SHORT TERM RENTAL AGREEMENT
This Short Term Rental Agreement (the “Agreement”) is made by and between A Stay Above the Rest LLC (“ASATR”) and _____________________ (“Guest”)* as of the date last set forth on the signature page of this Agreement. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:
Guest. The term “Guest” shall include Guests, Invitees, their successors, heirs, agents and assigns including any minors.

Term of the Lease. The lease begins at 4:00 p.m. on ___________, 20__ (the “Check-in Date”) and ends at 11:00 a.m. on _________, 20__ (the “Checkout Date”). If the Property appears dirty or damaged upon Check-in, Guest shall inform Manager immediately.
Minimum Stay: Minimum stay is listed on each booking site according to the appropriate season, date, weekend, etc.
Rental Rules: Guest agrees to abide by the Rental Rules attached as Exhibit A at all times while at the Property and shall cause all members of the rental party and anyone else Guest permits on the Property to abide by the following rules at all times while at the Property. Guest is responsible for any damage or costs caused by the negligence or intentional acts of all persons who Guest permits to be on the Property.
