The Space:
Whether you're on a family vacation, work trip, or celebrating a bachelorette, this is the spot! Our house is great for entertaining and hosting larger groups. Enjoy the hardwood floors, custom bathrooms and sparkling new appliances.
Two story, remodeled Historic home with all brand new furniture, linens, kitchen items, accessories, etc! Beautiful open floor plan that is a great place to hang out and relax between all of your Nashville festivities. We do partner with decorating companies who can decorate for your special occasion - just ask us!

**PLEASE NOTE: Please remove any snow/ice/debris from the cover of the hot tub before attempting to open! Failure will do so may result in damages.

-Exceeding the maximum allotted guest count puts us at risk of losing our short term rental permit. Please confirm with us first if you are planning on having additional guests (outside of your confirmed guest count) at our house.
-Please know we do not allow our property to be used as a "home base" for parties, events, or visitors outside of your confirmed guest count to come & go.
-Upon confirming your booking, you are subject to our House Rules, which includes this disclaimer.
-Our hot tub is serviced weekly, and it may fall during your stay. Our service tech must enter the house to service the hot tub on the rear deck (which is accessible from either the back staircase or the rear bedroom), so guests must agree (prior to booking) to allow them in to service the hot tub to keep it maintained. They will ring the bell before entry!
*Epicbnb is local hospitality company based in Nashville, TN. We have a "Property Management" connection with VRBO's book-Our hot tub is serviced on Tuesdays and may be scheduled to a later date in the week, pending weather. Our service tech must enter the house to service the hot tub on the 3rd floor, guests must agree (prior to booking) to allow them in to service the hot tub to keep it maintained.
**There is an additional $400 fee for guests wanting to book my property for filming and/or photography. A location agreement must be provided to me prior to your shoot date.**
EARLY CHECK-INS OR LATE CHECK-OUTS:
Early check-in or late check-outs must be PRE-ARRANGED. Please do not ask on the day before, or the day of arrival as we will NOT honor it. We have our cleaners scheduled at specific times and are unable to make last minute changes. Any non pre-arranged late check-outs will result in withholding of deposit.
The only way we can guarantee an early check-in is if the night prior to your stay is available, we can block it off for you at half the price. Same goes for late check-out, if there is no one booked the night of your check out date, we can block off the night for you for a guaranteed late check-out at half the price.
LUGGAGE DROP OFF:
While we would love to be able to accommodate luggage drop off requests, there simply isn’t a ‘'holding area” in our home that wouldn’t interfere with our cleaners ability to move freely during their clean. We recommend you contact Luggage Hero or Stow Station.
The total price of the reservation is based on the nightly rate set by the host, plus fees or costs determined by the host or booking platform. Extra guest fee charged by some hosts for extra guests beyond a set number, which may fluctuate.
The Neighborhood:
Although close to all the action, the neighborhood is peaceful and quiet. Walk 3 minutes to Belmont University and 5 minutes to historic and fabulous Hillsboro village. Conveniently located near Vanderbilt and Belmont Universities, Hillsboro Village is a collection of shops, boutiques, and restaurants perfect for a day’s stroll. Adjacent to Hillsboro Village is the Belmont area, which is home to Belmont University, a historic home, shops, and some great eating. Grab a fabulous breakfast at the famous Pancake Pantry, ice cream and Jeni's Splendid, yummy grub at Fido and Cabana and go see a hip flick at the historic Belcourt Theater. Plenty of chic boutiques and coffee shops to enjoy. Grab a Lyft/Uber for a quick ride to the Gulch, Music Row, Downtown/Broadway.

** While staying with us, PLEASE make sure ALL doors are shut and locked when not in use! PLEASE do not leave any valuables in your vehicle if parked on the street. Nashville is a BIG city so please make sure to be vigilant with our property and yours!!
**HOT TUB RULES:
In order to keep Hot Tub from malfunctioning, please agree to this before booking. Otherwise you will incur a fee

2 - Keep temp 96-98
3 - Do not turn off breaker
**Please note: Guests who stay 3 weeks or longer will incur an additional cleaning fee

Your host won't be on the property but they'll be available for anything you need during your stay.
