There are 4 bodies of water in Waterford alone, and this home has water access a 5 minute walk away at two private association access points to McWain Pond. McWain Pond has no public beach or boat launch, so peace prevails and makes for a relaxing day exploring the water swimming, paddle boarding, canoeing, or kayaking. Nearby Keoka Lake and Bear Pond (6 minutes driving) in Waterford have public water access.

This home is a year round property with 3 bedrooms and 1 bathroom. Interior amenities in the main house include 2 bedrooms (one king, one with 4 twins) 2 woodstoves, washer and dryer, air conditioning, and 2 smart TVs. The third bedroom is in its own private, on-property guest house. The guest house also has a living room with a pull out couch plus air conditioning, smart TV, and woodstove.
Outdoor amenities include a fire pit, koi pond on the property and two association water access points to McWain Pond are a 5 minute walk from the house. We offer guests access to our 2 kayaks, which are used at their own risk. There is also a kid-friendly “club house” for the littles to play in while parents enjoy some down time.
Skiers and snowboarders: the house is 38 minutes from Sunday River and 25 from Pleasant Mountain. There is a garage for ski and ski boot storage in the winter.

- No smoking
- 6 person max (no more than 6 registered guests - including children – using the property and the water access. This includes day guests). We will consider additional guests at a nightly rate of $50 per guest, per night. Please inquire.
- No pets allowed
Also, guests acknowledge that they have knowledge of the external video camera on the external front access of the guest house facing the main house. This camera will be in use during the rental period and the guests herby consent to the use of the same.
